Education

Boris Azarenko studied at the Finance Academy under the Government of the Russian Federation. The name of his major was ‘Finance and Credit’.

Early career

The professional biography of Boris Nikolaevich Azarenko began in 1995 at ONEXIM, which was then one of the 1,000 largest banks in the world.

In 1997, Azarenko moved to a new role at a Moscow-based brokerage firm, where he led the equities division.

Three years later, he joined the Interregional Postal Bank, where he served as an adviser to the president. His responsibilities included overseeing investment initiatives.

First business: Evocom

In 2005, Boris Azarenko co-founded Evocom, his first development enterprise. Its flagship projects included commercial buildings in Moscow – Evocom Plaza, Domodedovo Park, and Lighthouse – as well as housing complexes in the Moscow region and Krasnodar. Evocom collaborated with foreign partners, such as the American architecture firm NBBJ and the London-based Stanton Williams design studio.

The start of a luxury real estate business

In 2012, Boris Azarenko and Denis Kitaev launched Vesper, a venture focused solely on the luxury segment.

Boris Azarenko and his colleagues identified a shortage of top-tier housing in Moscow. In the city centre, new sites were scarce.

The concept Azarenko and Kitaev chose for their venture was thus based on the experience of other European developers – they decided they would buy and redevelop historic buildings into residential properties.

The partners’ goal was to go beyond redevelopment and focus on creating landmark locations that would not only respond to existing market demand but also help shape it. For instance, the company effectively started a trend in the luxury real estate market by setting a precedent for fully finished residences. Now it is considered standard in the segment.

The business was established at a time when property prices in Moscow were rising steadily, as much as 25–30% per year in some segments. Together with a well-defined strategy, this enabled Boris Azarenko and his team to quickly position the venture among the most profitable ones in its field.

Given his academic background and practical experience, Boris Azarenko focused on financial matters. He oversaw capital management, led fundraising efforts and maintained relationships with credit institutions.

Boris Azarenko directly participated in ongoing activities until 2022, when he stepped away from day-to-day operations.

Boutique residential buildings

At the initial stage, the partners had to structure financing to acquire promising assets – a responsibility that, in line with his specialisation, fell to Boris Nikolaevich Azarenko.

The first key developments of the new business were boutique residencies. Each project carried out under Boris Azarenko’s leadership contributed to strengthening the company’s position as a developer creating distinctive environments rather than simply delivering housing units.

The first renovation effort was the Gelrikh House. Initially a 20th-century rental house, it belonged to Raiffeisen Bank at the time of purchase and was turned into a high-end housing property. The character of the pre-revolutionary building is preserved in the bay windows, decorative reliefs and varied window forms. Tsimailo Lyashenko and Partners were invited to create the architectural concept. The collaboration of two relatively unknown firms turned out to be successful – in the years that followed, Vesper and Tsimailo Lyashenko and Partners worked together on a number of other properties.

Another renovation endeavour was St. Nickolas. The residency is located on Nikolskaya Street, which is famous for its historic architecture and luxury shopping locations. St. Nickolas is one of the largest cultural heritage renovation projects in Europe.

Under the leadership of Azarenko and Kitaev, the company has also developed a series of houses named after Russian authors:

  • Bulgakov, after the author of The Master and Margarita and The White Guard. Both the exterior and interior of the building located near Patriarch Ponds draw on the aesthetic of Parisian mansions.
  • Chekhov, after the famous playwright, author of The Seagull and The Cherry Orchard. The minimalist house with just six flats is located in the Tverskoy District, near the Hermitage Garden.
  • Nabokov, after the Russian and American writer who penned Lolita. The lobby features a butterfly installation created by Lasvit, referencing Vladimir Nabokov’s collecting hobby.
  • Bunin, after Russia’s first Nobel Prize in Literature laureate. It is another former rental house. The new design showcases French balconies, bay windows, pilasters and decorative mouldings.
  • Brodsky, after the exiled poet and 1987 Nobel Prize in Literature winner. It is located in the Khamovniki District on the bank of the Moscow River and features its own landscaped park.

Other upscale properties include Sovremennik, a former rental house designed by the London-based bureau Architects of Invention, and Levenson, a house with three townhouses and two penthouses near Patriarch Ponds, within just a three-minute walk from Bulgakov. Taken together, these projects formed a coherent portfolio of architecturally distinct properties. Across all these undertakings, Boris Azarenko was responsible for maintaining financial viability and ensuring the scalability of the portfolio.

Vesper Tverskaya: a collaboration with Fairmont

In 2017, Boris Azarenko’s team signed a 25-year partnership agreement with Fairmont Hotels & Resorts. Together, they worked on a luxury serviced apartment scheme.

The completed complex, now known as Vesper Tverskaya, consists of two buildings. The architectural concept was developed by the SPEECH bureau, led by the celebrated architect Sergei Tchoban, while the interiors were designed by the US firm Rockwell Group.

The complex often hosts cultural events – for instance, a performance by Teodor Currentzis in September 2025, a pre-auction exhibition by the ON Auction House in October, or the fashion exhibition titled ‘Focus Moda’ in December of the same year. For two years in a row, Vesper has partnered with the Vladey auction gallery to stage the Iskusstvo i dizain (‘Art and Design’) exhibitions, while the house on Tverskaya has served as the venue for the pre-auction displays.

Cloud Nine

In 2022, Boris Azarenko’s company completed a restoration of four 19th and 20th century buildings: Cloud Nine. Within walking distance of it are the Kremlin, State Tretyakov Gallery, Muzeon Park of Arts, and Zaryadye Park.

The international team working on the complex included the UK-based Architects of Invention and Aukett Swanke, as well as Italian interior designer Massimo Iosa Ghini. They worked alongside the original architectural concept authors, Tsimailo Lyashenko and Partners. Each of the four buildings has its own stylistic identity, while the mosaic-paved inner courtyards unite them into a single architectural ensemble.

Lucky: a residential cluster

As the organisation under the leadership of Boris Azarenko accumulated experience and expanded its portfolio of completed projects, it moved on to larger and more complex developments. Lucky, a residential cluster located near Ulitsa 1905 Goda metro station, marked yet another stage in the evolution of the firm.

The cluster is surrounded by four green areas and is divided into two parts: an ‘upper city’ of eight apartment blocks and a ‘lower city’, which hosts restaurants, schools and shops. The concept was created by the legendary Russian architect Yuri Grigoryan.

A stake in the project was subsequently sold to a strategic investor, with the proceeds from the transaction reinvested into new developments. Boris Azarenko oversaw these processes.

Works in progress

Vesper has recently purchased two former industrial sites: one on Shabolovka Street, the other on Berezhkovskaya Embankment. In both of these zones, a mix of premium housing, office, restaurant and retail space will be delivered. The developer also plans to create an almost 400-acre food production cluster along Varshavskoye Highway. During Boris Nikolaevich Azarenko’s earlier involvement, the company accumulated financial expertise that helped build the investment strategy needed for these large projects.

In addition, the company is currently working on a residential complex on Kutuzovsky Prospekt and developing another luxury residency on Pogodinskaya Street in Khamovniki.

Boris Azarenko and cultural work

Vesper integrates art into its real estate projects on a regular basis. In January 2018, a pop-up contemporary art gallery opened in Cloud Nine. Levenson became the site for 2021 Prada Mode Moscow, where Damien Hirst’s Pharmacy installation was exhibited. And in the Lucky district, a bronze sculptural composition titled The Visitor by Belgian sculptor Guido Deleu is located.

Collaborations with museums, galleries and artists from around the world have become an integral part of the company culture. Apart from the ongoing partnership with Vladey, Vesper has recently worked with GAFA Architects. They presented a joint pavilion, Pereyti cherez vodu (‘Crossing the Water’), at an architecture festival held at the Museum of Moscow in December 2025.

In 2025, Vesper became a strategic partner of the Luzhniki Olympic Complex. The developer created three zones at the Luzhniki ice rink, having designed them in the aesthetic language of the brand.

This cultural direction was shaped in part by Boris Azarenko and his investment-driven approach. The art embedded in the developments, along with collaborations with cultural institutions, helped shape a distinctive, attractive image of the developer and thus increase investment appeal.

The role of Boris Nikolaevich Azarenko

From 2021 to 2022, Boris Nikolaevich Azarenko served as chief executive of the company. Following his departure from day-to-day operations, the role was assumed by Anna Ilnitskaya. Now, Azarenko Boris remains a shareholder.

Boris Azarenko is also involved in philanthropic initiatives, supporting charity runs that raise funds for the treatment of patients with serious illnesses.
